Kelowna Neighbourhoods
Black Mountain
An up and coming neighbourhood, Black Mountain features many new and older homes all suitable for family living. Many homes have views at an affordable price. The area is well-served with schools and shopping.
Dilworth Mountain
Perched on the northern hillside, many of the homes in this area feature unsurpassed views of the valley and lake. Dilworth is one of Kelowna’s most desirable neighbourhoods with its central location and close proximity to all amenities including Orchard Park Mall, Dilworth Centre and Spall Plaza. The homes in this area are priced at the higher end as Dilworth is one of Kelowna’s most upscale neighbourhoods.
Ellison
Ellison is a rural community popular for empty-nesters, retirees and those who enjoy acreages and hobby farms. The homes here offer large lots or acreage size property. Quail Ridge is a newer golf-related subdivision offering single-family homes, condos, and townhomes.
Glenmore
An established area nestled in the winding hills to the North of Kelowna. There are many quiet tree lined streets with older homes as well as many new developments being built. The area features numerous schools, parks and the Kelowna Golf and Country Club. Glenmore is just minutes to shopping and the city center. The homes in this area tend to be in the mid-high price range.
Kelowna North
Located between downtown and Knox Mountain, Kelowna North features parks, shopping, and beaches along with miles of hiking and mountain biking trails. Home to Kelowna’s vibrant arts district, Kelowna North offers chic condo living and also a variety of affordably priced homes.
Kelowna South
Known as Kelowna’s heritage community, Kelowna South is comprised mainly of more traditional style homes. This area features numerous parks including City Park, boutique shopping, restaurants, numerous public beach accesses and is in close proximity to Kelowna General Hospital and Okanagan College. The price range for this area varies from low to high.
Lower Mission
Once a separate community, the Lower Mission has grown into a chic area of Kelowna with lakeshore estates nestled among well-established neighbourhoods offering private and generous sized lots. There are parks, numerous beach access points as well as shopping and dining. The Lower Mission also offers access to Kelowna’s newest recreation complex, H2O Adventure Fitness centre adjacent to the Capital News Centre with indoor soccer fields, hockey rinks, running track and countless outdoor sports fields. The homes in Lower Mission tend to be in the mid-upper price range with lakeshore property being the highest.
North Glenmore
A growing community bordering rural farmland, North Glenmore offers modern neighbourhoods, schools and parks. An established retail district offering groceries, banking and restaurants makes this area suitable for everyone.
South East Kelowna
This area spans the city’s south-easterly hillside ridges. South East Kelowna is a rural area with sweeping orchards and quiet country roads. The well-known golf course, Gallagher’s Canyon is located here along with The Harvest Golf Club. Homes here include acreages combined with several modern communities and tend to be in the higher price range.
Springfield/Spall
This area is Kelowna’s most central location. Amenities include major shopping centers such as Orchard Park, Orchard Centre, Capri Mall, Dilworth Centre and Spall Plaza. There are numerous restaurants, Parkinson Recreation Center and Mission Creek Greenway (a popular linear park that offers pedestrian and bicycle access). Homes in this area include a mix of condos, townhomes, senior communities and single family homes. The prices here are in the mid range due to its variety of homes offered.
Rutland South
Rutland South features restaurants, shopping centers, schools and numerous parks. This area offers affordable living and is steps away from Mission Creek Park. The homes tend to be moderately priced and many have larger lots.
Rutland North
This area of Kelowna offers close proximity to the YMCA-YWCA, the Okanagan Gymnastics Club, Ben Lee Park, Kelowna largest movie theatre and several public golf courses. Rutland is a desirable and affordable area to raise young families. It features older and new homes along with condominium and townhouse projects. Prices tend to be similar to Rutland North and most homes offer great mountain views.
Upper Mission
Located along the south bench of Kelowna, the Upper Mission offers spectacular views down Okanagan Lake towards the bridge and Peachland! There are many new communities in this area including Kettle Valley, South Ridge and The Quarry. This is one of Kelowna’s most sought after neighbourhoods with its world-class wineries, miles of hiking and biking trails, Bertram Creek Regional Park and Okanagan Mountain Provincial Park. The homes in this area are in the upper price range.
Westside Neighbourhoods
Glenrosa
Located at the southern most tip of West Kelowna, Glenrosa lies at the foot of the Coquihalla highway, providing the quickest access to the main highway to the Lower Mainland. One of the most affordable communities in the Okanagan, Glenrosa is just minutes from shopping, schools, the Westbank Yacht Club, and the community of Peachland. Many homes have a view of the lake and the lots tend to be large. There is a high percentage of families living this area. House prices tend to be moderate with some areas offering multi-family units.
Lakeview Heights
With its winding roads through the hills, Lakeview Heights offers traditional, peaceful neighbourhood living along with some of the most spectacular views found anywhere. Conveniently located, Lakeview Heights is just minutes from all local amenities and just a short drive over the William R. Bennett Bridge to the city. The prices here are in the moderate range - with higher prices for a view home and premium prices for lakeshore property and homes set among the wineries, such as Quail’s Gate.
Shannon Lake
There are many families and young professionals in this area of quiet streets making it a great neighbourhood to raise your family with plenty of amenities nearby. A golf course is the featured attraction. The homes here range from new to 15 years and are moderately priced.
West Kelowna
Recently incorporated as a District Municipality, and placed along the west ridge of Okanagan Lake is this West Kelowna community. The area offers mountainous backdrops, unparalleled views of the city and lake, plus lots of commercial developments being built monthly. The homes in this neighbourhood are only minutes to downtown, generally have larger lots and are low to moderately priced.
West Kelowna Estates
This area offers magnificent views of the lake and the city. Only minutes to downtown Kelowna, this area offers an elementary school and miles of walking trails. Prices here are moderate to high.
